DayOne Kempas

Kempas, Johor, Malaysia

DayOne Kempas is an operational AI data center with AI chips owned by . It hosts an estimated 368k H100-equivalents of AI compute, supported by 322 MW of IT power at a capital cost of $12.2 B. In Q4 2026, we project it to rise to 481k H100-eq AI compute, 422 MW IT power and a cost of $16.0 B. We estimate that it uses Nvidia B300 chips.

The timeline of IT power and AI compute capacity is based on satellite imagery, our cooling equipment power model, chip availability, chip efficiency, company disclosures, and drone imagery.

Site is cleared earth with earthworks underway across the campus footprint; no building shells visible.

In this video at 6:28, some fans can be seen in motion for Building 3. However, we think it's unlikely that any buildings are at fully operational capacity yet. Buildings 1-4 are roofed. Building 5-6 shells are underway.

Jan 22, 2026

Buildings 3 and 4 are operational. This is based on construction looking complete, and DayOne reporting 390 MW "in service" across both Nusajaya and Kempas campuses as of Jan 30. Subtracting our Nusajaya estimates (69.5 MW excluded in Phase 1 + 240.3 MW AI) implies ~80 MW in service at KTP, consistent with roughly 2 buildings per our ~49.6 MW per-building estimate, but not at full capacity. Buildings 1 and 2 look complete with rooftop cooling equipment installed (32 units each, in 2 strips of 16). The units are almost all single-fan cells; Building 2 has one strip of 16 single-fan cells and one darker bank of 16 long multi-fan air-cooled (slat) units - this suggests an cell-to-air-cooled power equivalence that informs our power estimates. The smaller Building 9 (west of Building 1, half fit-out: 16 cells) also has its cooling installed. Building 5 has rooftop equipment partially installed; Building 6 is roofed; Buildings 7-8 shells are still underway.

Buildings 1-4 and the smaller Building 9 assumed fully operational: cooling equipment was installed by Jan 2026 (Building 9 on the same timeline as Building 1) and the implied KTP in-service figure (~80 MW) shows them ramping in early 2026, so we allow ~3 more months to reach full capacity. Rooftop equipment texture is visible campus-wide.

Buildings 5-6 look complete and parking lot activity suggests they are nearly operational. Building 7-8 nearing completion with some construction equipment still in their vicinity.

Buildings 5-6 assumed operational. These buildings were roofed between Sep and Dec 2025 and equipment fit-out was underway in Jan 2026; applying the default roof-to-operational delay plus ramp time approximates their operability to this date.

Buildings 7-8 assumed operational. These buildings were roofed by March 2026 and by August 2026 their cooling and backup power equipment looked complete. With an additional two months of commissioning after August we approximate their operability to this date.
